Please note that the fixed fee quoted depends on whether the matter is being dealt with by a partner or another colleague. In the case of the former, the fees will be higher because the applicable hourly rates will necessary be higher. The fees quoted also assume that the matter is not, and does not become, drawn out or complicated, otherwise, additional fees may be payable; for example, (but without limitation), defective and/ or unregistered titles, expedited transactions such as auctions, or where there is a contract race, or it involves a lease extension, or missing or absentee landlord, or the sale or purchase of a share of the freehold or requires freeholder consent; or the property is newly built or in the course of construction, or it lacks access or other rights required for its ordinary use and enjoyment, etc.

Some key stages of the transaction are as follows:
- Taking your instructions and giving you initial advice (including on joint ownership, if applicable)
- Checking that finances are in place to fund your purchase, and liaising with lender’s solicitors, if needed
- Receiving and reviewing/ revising contract documents, making any necessary enquiries of seller’s solicitors and sending the solicitors the draft Transfer deed for approval.
- Carrying out searches and obtaining further planning documentation if required.
- Giving you advice on all documents and information received.
- Going through the conditions of any mortgage offer received.
- Obtaining pre-completion searches, plus your signature of final contract.
- Agreeing completion date (i.e. the date from which you own the property)
- Exchanging contracts and notifying you that this has happened.
- Arranging for the receipt from the lender and you of all monies needed.
- Completing the purchase and dealing with payment of Stamp Duty Land Tax
- Dealing with application for registration at Land Registry
We are often asked how long a transaction will take to complete. Each transaction is different but on average it takes around 2 months. The time taken is often determined by how quickly any mortgage offer is received, whether there is a ‘chain’ and, if so, the number of parties in it, how quickly each party is prepared to move as timescales are often determined by the slowest party in the transaction chain etc. Rest assured that we will always do our best to progress your transaction as quickly as possible.
